Questions received by the Board

“Can I rent or lease my home and if so, what are the HOA rules?”

Answer: the answer is YES. HOA rules allow for rental, but set a minimum of 90 days. Short term rentals are not allowed. Homeowners must file a copy of the lease/rental agreement with our management company, PPM.

The purpose of this rule is to maintain Canyon South 1 as a residential community, not a resort style or weekend party environment.

Facilities report

The Board of Directors has hired a handyman to begin work on stucco repair and touch up painting. His name is Greg Monk. Greg’s work and schedule will be directed by the Board.

If work is scheduled at your address, a message will be posted informing you of that date. Sidewalk repair work has begun. Concrete grinding along La Verne Way and Caliente Drive to remove potential tripping areas will be completed in May.

Relocation and landscape of the vandalized mail boxes has been completed. New mailbox keys have been distributed. If you have not received a key, please contact Michael Pagliaro, secretary@canyonsouth1.com.

Treasurer’s report

The good news is that through April (three/quarters through our fiscal year) we project that we will end the year with a slight surplus. Thus our budget for next year (8/1/16 – 7/31/17) will remain the same, and there will be no need for any increases to our HOA fee.

We haven’t yet heard what the premium will be for earthquake insurance, but we do not anticipate any increases and are keeping our fingers crossed that it may even be reduced.

We believe our Reserve Fund is adequate; we will have an on-site inspection in relation to our annual Reserve Study in the fall when all of the officers will have returned.

Highlights of the 2016 annual meeting

Ballots were tabulated at the annual meeting in March, and Carl Toland was reelected to the Board, joined by new member David Burgess. Here is a list of all five current Board members:

Topics of interest discussed at the annual meeting included a review of the current HOA rules regarding vehicle parking and community communications. Two working groups were appointed to deal with these issues in depth. Rosanne Kumins will chair the communications working group, and David Burgess will lead the parking discussion.  Both groups have met, and their reports were included in the May 2016 newsletter.

The HOA’s budget for 2016-2017 is balanced with no fee increase anticipated; landscape and facilities are a work in progress.
